Oakleaf Construction

Oakleaf provides high quality building construction and development and as well as employing a highly skilled workforce, has a large Apprenticeship programme and holds a reputation for employing and developing young people particularly in trades such as bricklaying, carpentry and electrical work.

We created the Garage Development Programme which transforms old derelict garage sites into new build, social housing developments for Wyre Forest Community Housing. These sites are generally unused and in derelict condition and are developed into highly desirable new build houses, more cost effectively than using external main contractors.

We have developed our own dedicated department that specialise in these small garage site schemes, providing employment training opportunities to local people, as well as being a keen advocate of the apprentice scheme, offering work experience to the unemployed and school leavers. As a member of The Community Housing Group, we have been recognised as one of the Top 100 Apprenticeship employers for the last 4 years.

Considerate Constructors Scheme

We are keen advocates of the Considerate Constructors Scheme which seeks to improve the image of the construction industry by striving to promote best practice in construction, under the Code.

The scheme looks at targeting several areas:

  • Care about appearance of the site, internally and externally
  • Respect within the local community and the impact to their lives
  • Protecting the environment
  • Securing high levels of safety to the workforce and the public
  • Valuing the workforce, their wellbeing and development needs

Each site is marked in accordance to the scheme and applies to all registered sites, companies and suppliers regardless of size, type or location.

We have achieved some excellent scores, with our highest being 42 out of 50 with some very positive feedback from the assessors and local residents.

We are a local authority approved contractor and work with local authorities across the West Midlands to adapt or enhance properties which will improve the quality of life for disabled people.

Our skilled team work with Occupational Therapists and other health care professionals ensuring that the project is carried out with the minimum amount of disruption to the resident. All our trades teams have received specialist customer care as well as equality and diversity awareness training.

We can also provide interpreters, including sign language, on request.

We specialise in the:

  • Installation of disabled access wheelchair ramps
  • Modification of doors and doorways for disabled access
  • Installation of handrails and handles
  • Installation of disabled access toilets and bathrooms, including showers and baths
  • Installation of a wide range of specialist equipment including hoists and lifts
  • Construction of purpose built extensions

If you are disabled and need to make changes to your home then you may qualify for a Disabled Facilities Grant which is provided through your local council. To find out whether you are eligible for a grant, your GP or Occupational Therapist will assess your condition. An application form can be obtained from local council from the housing or environmental health department.

A service specifically useful for landlords which is designed to ensure property and building maintenance is kept to the highest possible standard.

Working on a six year rolling programme, we will survey up to 1000 properties a year and we have extensive experience of delivering planned maintenance programmes which includes:

We offer a service and repairs provision for our tenants and customers.

Our teams are Gas Safe or NICEIC approved engineers with a minimum of 5 years’ experience with the company. They can complete any repairs as well as provide an annual service and safety check for all our customers.

Carbon Monoxide is a killer! It is a colourless, odourless, tasteless and poisonous gas which means you won’t know it’s there until it’s too late. It is produced by the incomplete burning of carbon-based fuels, including gas, oil, wood and coal, and usually by appliances which haven’t been properly installed, maintained or poorly ventilated.

We can also fit and remove gas or electric cookers and hobs, as well as disconnect your old appliance and take it away along with any packaging, and provide you with an official installation certificate.

Mark Shorthouse

Mark Shorthouse - Senior Supervisor

Mark manages our third party Contracts and Disabled Facility Grant Works, which provide adaptations to homes to suit the needs of individuals. Works can include level access showers, layout remodelling, specialist equipment installation, and so on. Mark manages the 6 year cyclical planned maintenance and decoration program and any one off property refurbishment and modernisation works.

Richard Bednarz

Richard Bednarz - Part time Mods Surveyor

Richard has worked for the Company for many years and is very experienced in modernisation and refurbishment programmes. Previously Senior Supervisor in charge of our Kitchen and Bathroom Modernisations programme, in his current role, Richard is responsible for providing modernisation schedules for the Mods Supervisor and his trades team.

Mark Taylor

Mark Taylor - Senior Construction Surveyor

Mark heads our team of asset surveyors and is responsible for the management of external contractors; scheme designs; procurement of works and contractors; Commercial Buildings and land management; Computer Assisted Design (CAD) Drawings; and quality control of works programmes.

Andrew Clayworth - Building Surveyor

Andrew is one of the competent persons appointed to assist in carrying out fire risk assessments of properties in the Company's ownership, and manages the fire precaution works for the Group's stock. He is also responsible for Stock Condition Survey Data collection, scheme feasibilities, and general day-to-day management of contractors and planned works programmes.

Denise Sheppard

Denise Sheppard - Assistant Building Surveyor

Denise is responsible for procurement, tenders and contract database management, Stock Condition Survey Data collection, Tenant Alterations requests, and general day-to-day management of contractors and planned works programmes.

Jeanette Hands

Jeanette Hands - Property Management Officer

Jeanette is responsible for our property and land management, and ensures effective control over Tenancy changes for shops, administration of land sale and covenant removal requests, administration of building leases and use of our Geographical Information System.

Jane Pearson

Jane Pearson - Service Support Officer

Jane is responsible for ensuring the data kept about our stock is accurate and permits effective programme management. She manages our Asset Management System ensuring property management reports and information is produced, reconciliation of data and integrity checks between systems, Stock Condition Survey – data updating, SAP data management and Asbestos Register data.

Jon Perrett

Jon Perrett - Operations Manager (Development)

Jon oversees the day-to-day working of the team, from conception of feasibility to contract completion within the company's New Build Garage Strategy Programme to build affordable homes. He also manages the company's Shared Ownership Refurbishment Programme and general construction contracts with our external clients.

Jonathan’s main task is to manage all costs for our building projects as well as placing orders with sub contractors.

Mike Preston

Mike Preston - Surveyor/Estimator

Mike carries out the feasibility of each project within the company's New Build Garage Strategy Programme. This role includes the preparation of all pre-planning requirements, securing of planning and the completion of any pre-start conditions.

Derek Colley

Derek Colley - Senior Site Manager

Derek's main responsibility is to deliver high quality housing projects on time and to budget, ensuring a high standard of safety is kept at all times.

Ian Tonkinson - Site Manager

Ian oversees the operational programming, delivery of quality and health & safety management on our new build sites. His role also works closely with our direct operatives, supply chain partners and supporting the company's apprentice scheme.

Kevin Ogden

Kevin Ogden - Site Manager

Kevin works on the new build programme, managing completion targets, delivering the quality requirements and supporting all on site health & safety provisions. He also works with our in-house operatives, passing on his experience within carpentry, plumbing and finishing works to our apprentices.

Claire Sawyer

Claire Sawyer - Operations Manager (Energy)

Claire oversees and co-ordinates activities to deliver Internal and External Gas and Electrical Contracts including Gas Compliance. She also liaises with and manages Gas Servicing contractor, budget control and resident involvement regarding Energy Services.

Martin Fleming

Martin Fleming - Gas Contracts Manager

Martin has responsibility for Gas Servicing and installations; overseeing gas cyclical programmes; liaising with contractors/partners; void and mutual exchange gas checks; organising responsive gas repairs; external works and New Build surveying and quotations as well as budget control.

John Neri

John Neri - Electrical Contracts Manager

John has responsibility for Electrical Servicing and installations; overseeing electrical cyclical programmes; liaising with contractors/partners; void and mutual exchange electrical checks; organising responsive electrical repairs; external works and New Build surveying and quotations as well as budget control.

Sara Cheung

Sara Cheung - Gas Compliance Officer

Sara is responsible for ensuring that all the the Group's properties obtain a current gas safety certificate and an electrical safety certificate, and that any remedial works are completed to ensure the Group has full compliance with gas and electrical safety regulations.

Georgina Jackson

Georgina Jackson - Administration Officer (Energy)

Georgina is responsible for supporting the Energy Team with all aspects of administration.
